Over 80 percent of home designs never get built, and the reason is almost always the same. The design came in over budget. Settling these seven things before a designer starts drawing is what keeps your plan buildable.
One. Your real budget, including site costs
Not the figure you hope the house will cost. The total you can spend, including site works, which on a Broome block can be substantial. Contours, retaining, access and service connections all sit outside the house price.
Two. Finance pre approval
Get pre approval before design, not after. It means the drawing is made to a number a bank has already agreed to, and it tells you what stage payments will look like across the five loan stages of slab or base down, frame up, lock up, fit out and completion.
Three. The block itself
Soil classification, contours, access for machinery and trucks, and where services connect. A designer who has not seen this information is guessing, and the guess gets corrected later at your cost. This is also where the rock clause lives, since nobody can price what is under the ground before they dig.
Four. Broome specific compliance
Cyclone wind region certification, termite management, and how your build sits across the wet season. These three are not optional here and they influence the design, not just the paperwork. A designer working from a Perth template will not have accounted for any of them.
Five. Orientation for this climate
Where the sun and the prevailing wind actually hit your block. In Broome this matters far more than it does down south, because it drives your cooling costs for the life of the house. Getting living areas, outdoor areas and glazing right at design stage costs nothing. Fixing it afterwards is not really possible.
Six. Must haves separated from nice to haves
Write two lists before anyone draws anything, because once there is a plan on the table people get attached to it. When the design comes back over budget, and it often does, having already decided what is genuinely essential makes that conversation quick instead of painful.
Seven. A builder involved early
This is the one that saves the most money. An architect or building designer working without live construction pricing routinely underestimates build cost by anywhere from 50 to 300 percent. A full design package runs $10,000 to $50,000. A builder consulting on the design as it develops costs a few thousand and keeps the drawing inside budget while changes are still cheap.
Worth knowing on timing too. Design takes three to twelve months, and missing a builder’s next construction slot can push your start back three months, because slots are scheduled around trade availability rather than around when you are ready.
