How Long Does It Take to Build a House in Broome, and What Makes a Build Run Late

Our off the plan residential builds in Broome are scheduled to 150 working days, which is roughly twenty seven weeks of construction. Every task is mapped to the day it is meant to happen rather than to a vague month. That construction window sits on top of design and approvals, which take three to twelve months before anyone turns a sod.

Why the design stage takes longer than people expect

Three to twelve months sounds slow until you know what happens in it. Over 80 percent of home designs never get built, and the reason is nearly always the same. The design came in over budget.

Architects and building designers working without live construction pricing routinely underestimate build cost by anywhere from 50 to 300 percent. So people spend $10,000 to $50,000 on a design package, take it to a builder, and find out it cannot be built for the money they have. Then they start again.

Getting a builder involved while the design is still developing costs a few thousand dollars and keeps the drawing inside your budget while changes are still cheap to make.

What actually makes a Broome build run late

It is rarely the trades. It is logistics, and it is specific to this part of the country.

Materials travel more than 2,200 kilometres up from Perth. Between November and April, cyclone season can close that road with very little notice. When a product is delivered late from Perth, you do not lose the delivery window, you lose every trade booked behind it. The plasterer scheduled after the windows has moved to another job, so that is another three weeks. The painter after him, the same story. One missed truck can turn a one week installation into a delay of 5+ weeks across the project.

Two other timing traps. Missing your builder’s next construction slot can push you back three months, because slots are set around trade availability rather than around when you are ready. And long lead items catch people out. Tiles can carry a four month lead time. The average custom home involves more than 200 separate orders, and each one is a chance for something to slip.

What a builder can actually control

This is the question to ask, because it is the difference between a timeline and a hope.

We run our own cabinet shop, which removes the eight week lead time you would face ordering cabinetry from the nearest Perth supplier. We own our earthmoving machinery rather than waiting two weeks for a machine to free up in peak season when every builder in town wants the same one. We keep core trades on staff, more than thirty people, rather than competing for three or four subcontractors who are working for everyone else.

That depth is what lets a schedule absorb a delay instead of collapsing under it.

What to ask before you sign

Ask for the construction programme, not just a number of weeks. Ask what happens to your schedule if a delivery is late in the wet season. Ask what the builder owns rather than what they can arrange. And ask when the next build slot is, because a builder who can start tomorrow in a busy market is telling you something.

We build all over the Broome area, from Bilingurr, Cable Beach, Djugun, Minyirr and Old Broome. Call 0483 961 437 and we will walk you through a real programme.
